This is a DEMOLITION SALE. This means that YOU, the buyer, are responsible for bringing all tools, hardware, and LABOR to remove the items from the property. Water, gas and electricity may be cutoff at the the pickup. There MAY be limited generator power available at certain points of the pickup - if you want unlimited power when you want it, bring a portable generator. You will be required to sign liability waivers when coming onto the property. We are literally one day ahead of the bull dozers, plan for this, there is no room for exceptions. Pick up will be held rain of shine, but removal decisions during inclement weather will be at the discretion of the Auction Manager. All items are sold "as-is". There may be damage to items which is not visible at this time or prior to removal of item. Items may need to be disassembled for removal which is the responsibility of the buyer. Given the nature of old homes, we recommend the use of protective gear while working, masks and goggles are recommended.

We do our best to inspect all lots for defects. Bidders should review all photographs, which serve as a major part of our description. Everything is sold as is, and wear should be expected. Lack of description and/or conditions does not imply that the lot is in perfect condition. There are no returns, credits or exchanges.
