ITEM CONDITIONS. As always with any sale, there may be items that may have damage or wear and tear or staining or need to be cleaned or repaired etc. and may not show in photos.  Please understand that you are buying used items sight unseen and not all conditions can be shown in photos.  If condition reports are not listed in description, that does NOT indicate that the items are free of defaults / damages or does or does not have condition issues described above. Everything is always sold as-is-where-is in unknown condition.  By bidding you agree to these terms.  Please bid accordingly.

OUR CREW IS UNABLE TO ASSIST.  Every buyer should bring extra very capable people to assist with safely moving your items.  If you come unprepared, we will not be able to assist you, and will not give any sort of refund.  It is the buyer's sole responsibility to come prepared with as many capable people as it takes to safely remove your items from this Estate.  We have posted the days and hours for pick-up ahead of the end of this auction for buyers to come fully prepared.  It would also be a good idea to bring general hand tools to take apart or remove items from walls or rooms.  Thank you.
