Acceptance of Terms: By registering to participate in a Modern Manor House auction, through Auction Ninja, you fully understand and expressly agree to the following terms and conditions outlined herein, and along with the agreement, to be so bound. If a winning bidder breaches any of these Terms of Sale, including the obligation to pay for purchased items, The Modern Manor House may seek remedies under the law including canceling the sale and reoffering the property without reserve. The rights and obligations of the parties shall be governed by the laws of the state of Massachusetts.
The Modern Manor House is a Sister Company of Hunt and Gather Vintage Market LLC.

Registration: Registration is done through the Auction Ninja platform. The Buyer agrees to the terms and conditions of Auction Ninja and The Modern Manor House..

Payment: Payment is due upon receipt of the invoice and will be charged to your credit card on file. Any other forms of payment must be approved by the office. If you are a dealer, please upload your tax-exempt certificate during registration on the Auction Ninja platform. If you do not upload your form, tax will be charged. If you do not have a valid tax id, you will be charged tax.

Terms: All Sales are Final. No credits or returns. All items are Sold as Is, Where is, With all Faults. Bidders are strongly encouraged to ask any questions prior to bidding. Please refer to photos as part of the descriptions and or condition. The Modern Manor House will do its best to list any damage, repairs, or restorations. The absence of these descriptions or conditions must not be taken to imply that the lot is in perfect condition. Remember you are purchasing antique, secondary market, vintage, or used items. Expect signs of wear consistent with age, time, and usage. If you have any questions, please text the auction manager. We also strongly encourage you to come to the preview to review and inspect the items prior to the auction. Do not bid if you have any doubts about the items. No refunds for any reason.

Buyer Premium: A buyer premium of 18% will be applied to the purchase of all items.

Pick Up Instructions:
Winning bidders must bring a copy of their paid invoice in order to pick up their items.
Winning bidders must also bring their valid driver’s license and allow The Modern Manor House to photocopy it.
Winning bidders must sign a pick up receipt before loading items into their vehicle.
Winning Bidders must provide their own boxes and paper.
Winning bidders are responsible for removal and loading of all items.
A representative of The Modern Manor House  will be present at the time of pick up, but winning bidder must bring assistance to move and load their won items.
Winning bidders, and their help, assumes any and all responsibility for damage or injury that should take place once they are on the property.

Pick up Location & Time: Pick Up Location & Time will be provided with your invoice along with any other special instructions pertinent to that particular auction.
Items not picked up during the allotted time will be considered forfeited, and abandoned, without refund. No Exceptions.
Unless prior arrangements have been made with the auction manager.

 
We do have a delivery option available.
Delivery is to a driveway, or into a garage. The Modern Manor House does not move items into homes.

• The delivery services are as follows:
• $100 Flat fee.
• $50 Helper fee, if the item is such that it needs two people to move it.
• $1 per mile to destination.

Shipping Out of State: The Modern Manor has partnered with New England Pack & Ship (NEPS) to handle all of the shipping needs for our auctions. Winning bidders can contact NEPS at (781)-449-1231 or via email at info@newenglandpackandship.com. NEPS can be found on the internet at the following location: www.newenglandpackandship.com. The winning bidder pays all costs associated with shipping. Packaging and Shipping costs will be handled separately from The Modern Manor House and Auction Ninja. The Winning Bidder will deal directly with NEPS if the shipping option is selected. We highly recommend you reach out for a quote Prior to bidding. We also work with U-Ship for Larger Furniture. We also use the UPS Store in Holden MA for additional shipping options. 508-829-0566. We are happy to work with your personal shipper or accept shipping labels from your own ship accounts. 

All Clocks, Frames, Gold Gilt Items and Mirrors Are Sold As Is: All Clocks and timepieces are sold as is. The Modern Manor House makes no warranties or guarantees that any timepiece is in working order. The majority, but not all, of the frames and mirrors that we sell are vintage or antique and the materials that make up these items are, sometimes, made delicate with the passing of time. All Sales Final.

Copyright: ALL photos & descriptions posted on the internet for The Modern Manor House are the property of The Modern Manor House and are subject to the US copyright laws. No Photo or Description may be used without written approval by The Modern Manor House. This includes using our photos and changing the background. Use of these photos & descriptions may incur penalties under the law.

Server & Software Technical Issues: In the event there are technical difficulties related to the server, software or any other online auction-related technologies, The Modern Manor House reserves the right to extend bidding, continue the bidding, or close the bidding of the affected auction. Neither the company providing the software, nor The Modern Manor House shall be held responsible for a missed bid or the failure of the software to function properly for any reason.
